We pride ourselves as leaders in our local real estate market and the property management community in the greater Wilmington, NC area. We actively participate in the Cape Fear Realtor Property Management Network, NARPM (National Association of Residential Property Managers), are members of the Wilmington Chamber of Commerce and stay on the leading edge of the latest trends in the property management industry.

Bradley Cotton » President

As a Wilmington native, Bradley has deep roots in the community dating back several generations. This translates into tremendous local market knowledge. After graduating college at UNCW, he was an account manager for (5) years before obtaining his real estate license in 2013. Bradley was fortunate to join a young, growing property management firm in Wilmington. Under his leadership and direction, the firm grew immensely in just a few short years. Sensing the timing was right, he struck out on his own. Bradley is active in NARPM (National Association of Residential Property Managers) and has served as both chair and vice chair of the property management division at the Cape Fear Association of Realtors (CFR). Bradley is the 2019 recipient of the Rising Star Award from CFR, is President of his HOA board of directors and a leadership Wilmington graduate with the chamber of commerce. He is absolutely, 100% fluent in Spanish, and enjoys engaging with the Latino community. Bradley is happily married with (4) young children. He hopes at least one of them can be persuaded to carry on the family business in time. They reside in Wilmington near Monkey Junction.
Jane Blackmon » Property Manager

Born in Northern Virgina, Jane raised her family in Washington, D.C. and graduated from technical school with a certificate in mechanical drafting. This training along with a natural interest in how things work, has lead to a wide range of professional experiences. One example includes her role as senior operations manager for a worldwide construction firm managing significant capital expenditures and support staff. Jane relocated to Wilmington and in 2016 graduated top of her class at CFCC earning her real estate license. Jane plays a vital role in ensuring our properties are maintained properly so as to enrich the lives of our residents and the property values for our clients. Faith and family are what is most important to Jane and she loves having family in town for special occasions or traveling on new adventures.
Ricardo Melo » Resident Services Coordinator

Ricardo has extensive experience in administration. His organizational skills and attention to detail have been highly valued in various positions over the years including his role as director of tourism for an entire region in Chile. In addition, his passion for helping entrepreneurs grow their businesses has been a defining aspect of his career. Ricardo is bilingual, speaking English and Spanish, thereby enhancing his ability to connect with our residents, vendors and clients. Ricardo is married and the father of two wonderful children. He is a technology enthusiast, and is always fascinated by the ever-evolving world of gadgets and innovations. He enjoys hiking and listening to music as productive means of enjoying family togetherness and sharing his love for music with his children.
Francisco » Leasing Agent and Spanish Services Coordinator

Francisco has extensive experience in customer service, collections, is a technology whiz and is fluent in English and Spanish. Francisco is on the front lines screening prospects when they contact us asking questions about the available rental homes. He schedules appointments, screens applications, processes leases and ensures a smooth move in including the coordination of utilities. In addition, many of our vendors, tenants and clients are Spanish speaking. As such, Francisco endeavors to ensure nothing is lost in translation and that all of our guests, vendors, and clients have a clear line of communication. Francisco enjoys playing music and is happily married with three beautiful daughters.
Will Erdman » Assistant Property Manager

Will was born and raised in Raleigh North Carolina and attended East Carolina University where he majored in Hospitality Management with a minor in Business Administration. Will was a member of the Club Management Association of America (CMAA). Completion of two internships provided invaluable industry exposure and he enjoyed managing Vacation Rentals in Kitty Hawk, NC and working with a reputable Commercial real estate firm in Greenville, NC. These experiences paved the way for employment with Cotton Property Management. Will is a huge asset to our staff and clients by handling many of the ongoing and routine inspections, managing work orders, vendor relationships and helping to keep the Property Managers abreast of any pertinent and time sensitive information. Outside of work, Will enjoys Fly Fishing, hanging out with loved ones, being on the water, and reading about fishing. Will is proud to be an active member of North Carolina's chapter for the Coastal Conservation Association (CCA).
